For lease return of BMWFS lease, as far as I've been told tires must be same type and class. If run flat you must return car with run flat. If car came with a performance tire you must return with a performance tire (with same or better speed rating). And tread must be greater than 3/32".
I also believe if tires are older than 7 years (on sidewall date code) BMW might claim they are not acceptable even if tread is ok.
I'd recommend calling your lease servicer to confirm details of your contract.
